- Etec were appointed to deliver a multi-million pound industrial project at Segro Park in Rainham.
- The works comprised the fit out of a new build warehouse for use as a secure vehicle workshop on behalf of Babcock International
- Babcock have relocated to Segro Park which will serves as their flagship warehouse facility
- This will be used initially to maintain the vehicles of the Metropolitan Police with potential for significant expansion given the size and scope of the new facility
- The existing warehouse has been equipped with facilities for all vehicle types along with construction to form offices, break out areas, changing facilities, and storage areas
- The project included extensive M&E works along with specialist security items and equipment for the workshop itself
- The works were delivered to strict 12 week programme
Challenges and Solutions
- Given the strict 12 week programme we had to manage the long lead in items carefully to ensure they did not impact on the critical path for completion
- This included security gates and specialist vehicle maintenance equipment
- Logistics and health and safety were major challenges on this project given the extensive use of MEWPs, plant, and vehicles within the warehouse itself
- There were ultimately over 150 variations to the project including critical items such as the gas supply
- There were effectively managed in conjunction with the client to ensure the works were delivered on time to incorporate the changes to the scope
Innovations
- Because of a lack of existing drainage we had to source a specialist tunnelling contractor for cutting out/ramming of the concrete surface from within the warehouse itself
- Low energy lighting and energy efficient gas heaters have also been installed to make the new facility as environmentally friendly as possible
- We used a time lapse camera to record the entire project to show each stage of the works and the extensive logistical coordination on site. This has been published on our website to showcase the scheme
