Key Features
- We were appointed as Main Contractor to carry out refurbishment works to Birchwood Centre in Lincoln. The project involved the remodelling of an underused community centre into a fully operational leisure facility. Works included the formation of a new gym, creche facilities, soft play area, café, and an updated reception area. We also had to undertake the refurbishment of the changing facilities and upgrades to all M&E systems. Finally we were asked to extend the current car parking facilities to create additional spaces
- Works were split into phases to achieve the earliest possible completion date. Demolition, internal works, external works, and M&E installations were sequenced to allow as much simultaneous working as possible without the overlap causing disruption to other trades. This logical programming was particularly important given the restricted working conditions on site
Challenges and Solutions
- The Birchwood Centre is situated in a busy residential area outside of Lincoln City centre. It neighbours a Sure Start Centre, a nursing home, and is directly opposite Birchwood Junior School. A comprehensive liaison plan was required to ensure we minimised disruption along with strict working hours for noisy or other disruptive works
- We relocated the existing gym to the new fitness suite to allow this to remain in use
- Given the extensive nature of the demolition and refurbishment works deliveries and waste collections had to be strictly managed to ensure just in time delivery and to minimise disruption
