Key Features
- Etec were appointed by the East Kent Spatial Development Company on behalf of Folkestone and Hythe District Council to deliver refurbishment and remodelling works to a site in Folkestone
- The work comprises demolition and alteration to form new office accommodation including new mechanical and electrical installations
- We also replaced the curtain walling to the front facade that was no longer watertight having reached the end of its life
- The works were delivered under a JCT Intermediate Building Contract 2016
- The site was located in the centre of Folkestone and forms part of the Bouverie Place shopping and business centre
- This required careful control of logistics in order to prevent delays, disruption, and risk to the public
- Extensive use of 3D modelling was used to keep the client abreast of the works and to visualise the finished project
Challenges and Solutions
- A key part of this project was to deliver it to BREEAM ‘Very Good’ standard
- Our Contracts Manager was responsible for ensuring that BREEAM standards were maintained throughout delivery and that the necessary criteria for the finished works were met
- Regular inspections were undertaken and the results logged to ensure that we remained on track and to avoid the need to revisit completed works later
- The results of these inspections were then issued to the client as part of our regular progress report
- The works were also delivered in accordance with all restrictions and precautions for Covid-19
Client Comments
- “As the above project is coming to a conclusion I would just like to say that it has been a pleasure working with ETEC Contract services. Your site team and management have been excellent throughout with good communication between all parties and particularly impressive the time you have taken to work with the management company for Bouverie place and resolve potential conflicts. It has been much appreciated by the Employer and ourselves.”
- “The site has been well run and managed and progress has been impressive despite the unknowns that have occurred along the way. We look forward to seeing the finished product and seeing it as a great addition to the client’s portfolio.” - Chris Chambers, Managing Director
