NHT was formed in 1968 with the charitable housing association now managing around 8,000 mixed affordable tenure homes primarily in north and east London.
Etec were appointed to undertake internal and external decoration to four medium rise blocks in Stoke Newington.
We surveyed all properties to determine the dimensions and specific requirements for all aspects of the work.
Refurbishment works included the replacement of flat entrance doors, windows and decoration of communal areas.
Electrical upgrade works to communal area distribution boards and lateral mains to flats were also required.
This electrical work was a priority for NHT as the blocks had a short-term temporary repair in place.
The works were divided into phases with additional works awarded for good performance.
Challenges and Solutions
The blocks were occupied by leaseholders and therefore all costs were broken down per block in order to adhere to the Section 20 process.
We had an RLO on site to manage the booking of appointments and answering resident queries.
The works were delivered under a JCT Intermediate Contract with Contractors Design.
This included responsibility for design and construction of all required M&E works, windows and doors, roofing works, fire stopping, and all temporary works and structures including scaffolding.
