Etec carried out a major demolition and new build project on behalf of a private developer to create new housing on a disused site on Marlowe Road, Walthamstow.

This was a large plot with an existing building that had previously been used as a warehouse and as a cinema.

We carried out demolition works to make way for a new residential building comprising nine self-contained flats.

These consisted of two bed flats (x7) as well as larger three bed flats (x2).

This was a modern design with a mixture of two and three storey construction using innovative materials.

Construction works were sequenced over a 42 week programme.

We installed high quality fittings to all kitchens and bathrooms along with full interior decorations.

Challenges and Solutions

This site is located in the centre of a busy residential area just off of the main shopping area along Wood Street.

Access was therefore limited and required close logistical coordination to ensure that materials and plant could be delivered to site on time without causing disruption.

We used CGI to create a visual 3d representation of what the finished project would look like. This greatly helped with incorporating client choices and ensured that they would be happy with the final result.
