We recently delivered a full office refurbishment and fit out project to two offices in Hastings as part of a two stage Design and Build contract. This was procured under the Brighton and East Sussex contractors framework which we have been a member of for the past two years.

The first phase involved stripping out the vacant offices to allow for remodelling and refurbishment works to be delivered in March and April. While these enabling works were ongoing we progressed the design to enable us to establish firm costs for the second stage of the works. Close liaison with the client was of paramount importance at this stage in order to capture their requirements while also achieving their budget. This included design responsibility for structural, M&E, and fit out works. Our designs were reviewed and approved by the client with works commencing on schedule following completion of the strip out.

The space was reconfigured to a new layout including all new walls, ceilings, flooring and decorations throughout.

All existing electrical services were removed with a new DB board installed to support all new services.

New small power and lighting was specified to complement the new layout.

New data cabling, intruder alarms, CCTV was installed with amendments to the existing fire alarm system to suit the new layouts and use.

The heating system was modified as part of the remodel with new radiators where required.
A new AC system was included along with new mechanical extraction to both floors.

Challenges and Solutions

Programme management was of critical importance in order to ensure we achieved the clients dates for design completion and delivery of the works.

A Design Stage Tracker was used to ensure that the design progressed in tandem with the enabling works to allow the main works to commence as soon as possible and achieve the handover date.

We had to fully segregate the works and put protection in place throughout as other offices remained occupied during the works.

Logistics were challenging due to the office being situated along a busy part of Hastings sea front.

Deliveries and collections were scheduled outside of peak time to mitigate this.
