Etec was appointed as Principal Contractor to deliver the full refurbishment and reconfiguration of Padnall Hall, transforming the existing building into a dedicated youth facility for young people aged 11–19. Etec created a safe, flexible, and modern environment
designed to support learning, creative activities, mentoring, and skills development.

The project included demolition, structural alterations, internal refurbishment, and external envelope upgrades. Key works comprised roof repairs, external wall improvements, replacement windows and doors, new kitchen facilities, sanitaryware installation, and full mechanical, electrical, plumbing and heating upgrades.

All works were undertaken with careful sequencing to maintain programme certainty and deliver a durable, low-maintenance facility suitable for long-term community use.

Challenges and Solutions

The project required careful coordination within an existing community building, with sequencing planned to minimise disruption and ensure safe access throughout delivery.

Early stakeholder engagement with the client and user groups helped reduce late-stage design changes and ensured the completed layout reflected operational needs.

Pre-start approval of key materials and finishes improved procurement certainty and protected programme milestones.

Strict site controls were maintained under the Considerate Constructors Scheme, including noise, dust and waste management procedures, protection of retained trees, and robust site security arrangements.

Innovations

Sustainable construction principles were embedded throughout, including responsibly sourced materials and compliance with BREEAM and London Sustainable Design guidance.

Energy-efficient MEPH systems were introduced to improve long-term operational performance and reduce lifecycle costs.

Value engineering exercises generated approximately £50,000 in cost savings while maintaining design quality and specification standards.

As part of the wider community impact, local engagement was incorporated through collaboration with local artists and community groups to deliver murals and integrated design features within the building, helping create a stronger sense of local ownership and identity.
