Etec was appointed by Poplar HARCA to carry out boiler flue extension works at Ralph Beyer Court, a residential block in East London. The project formed part of broader fire safety and compliance upgrades across Poplar HARCA’s housing stock. The works were procured via a competitive tender process and delivered under a JCT Intermediate Contract with Contractor’s Design.

The key objective was to extend and adapt existing boiler flue systems to meet updated gas safety and compliance regulations. All works were delivered within a fully occupied block, requiring carefully coordinated access management and continuous resident liaison. The programme was delivered on time and on budget over a five-month period between January and May 2025.

Scope Included:
- Survey and validation of existing flue routes
- Design and installation of new flue extensions
- Coordination with gas safety engineers and building control
- Internal making good and external finishing
- Resident communication and access scheduling

Challenges and Solutions

The success of the works relied heavily on maintaining daily contact with residents. The involvement of our experienced RLO ensured access was consistently achieved, and disruption was minimised.

Early-stage intrusive surveys helped avoid unforeseen obstructions in flue paths, reducing delays during installation.

A phased working pattern by floor allowed us to manage noise, dust, and access issues without disrupting daily life for all residents at once.
