Sydenham Hill Estate
Key Features
Etec recently completed works to the Sydenham Hill Estate on behalf of the City of London Corporation.
The estate, a combination of Grade II listed 1950’s Lammas Green and the 1970’s Otto Close, consists of two residential blocks containing flats and maisonettes, along with nine low-rise residential houses and a community centre.
The scope of the project included external building fabric repairs, external decorations, windows replacement, and communal areas refurbishment.
The inclusion of Grade II listed structures, such as Lammas Green, demanded meticulous attention to preservation and adherence to heritage guidelines. Etec’s team had to carefully balance modern renovation requirements with the preservation of historical elements.
The residential blocks and the community centre remained occupied during the renovation, necessitating strategic planning, close collaboration with residents, and a carefully sequenced approach to minimise disruption. Maintaining a safe and comfortable living environment for residents was a top priority.
Challenges and Solutions
The project involved a comprehensive set of renovations, from external repairs and decorations to the replacement of windows and the refurbishment of communal areas.
To minimise disruption, the project was divided into phases with careful consideration given to the occupancy of the residential blocks and the operation of the community centre.
This phased approach allowed for a more organised and manageable construction process.
Etec collaborated closely with the community centre staff to understand their scheduling needs and adapt construction activities accordingly.
This collaborative approach ensured the continuous operation of the community centre, maintaining its vital role in the estate.
Etec implemented rigorous quality assurance processes to ensure that the renovations met the highest standards. This commitment to quality not only satisfied the client’s expectations but also contributed to the long-term durability of the renovated structures.
Customer Care
Keeping the community centre operational during renovations demanded careful scheduling and isolation of work areas. This required a dynamic approach to adapt to the changing needs of the centre’s users.
Ensuring the comfort and safety of residents amid ongoing construction was a significant challenge. Etec had to establish clear communication channels, provide regular updates, and address concerns promptly to maintain a positive relationship with the community.
Etec implemented a proactive communication strategy, including regular newsletters, community meetings, and dedicated helplines. This ensured that residents were informed about the project progress, timelines, and any upcoming disruption, fostering a positive relationship.
Regular feedback sessions and surveys were conducted to gauge resident satisfaction and address any concerns promptly. Etec prioritised resident comfort, making adjustments based on feedback to enhance the overall experience during the renovation.
